What I clean
Using the wrong one is exactly how siding gets etched and shingles lose their granules. So here's what I'd actually put on yours — no guessing.
Surface cleaner · 3,000+ PSI
Driveways, sidewalks, patios, garage pads. Flat, even passes — no zebra striping from a wand.
Soft wash · under 500 PSI
Vinyl, stucco, painted wood, brick. Detergent does the work; the water only rinses it off.
Soft wash · no pressure
Those black streaks are algae, not dirt. Treated chemically and rinsed — a pressure washer would strip the shingles.
Low pressure · 500–1,200 PSI
Wood and composite, cleaned without furring the grain or leaving wand marks.
Exterior · hand applied
The black "tiger stripes" down the face of your gutters are oxidation. Rinsing won't touch them; this will.
Pure water · deionized
Filtered water dries with nothing left behind, so there's no soap, no squeegee lines, no spotting.
Charlotte is hard on exteriors — humidity feeds algae on anything north-facing, spring dumps pollen on every horizontal surface, and red clay stains concrete in a way plain water won't lift. Most homes here want a wash once a year.

Most driveways and house washes are a morning's work. You don't need to be home, and you pay when it's done and you've seen it.

I live in Charlotte and I run the marketing and systems for 704 Pressure Washing Services — which is how I ended up around this trade in the first place, and how I learned to do it properly.
Now I take my own jobs on the side. That means you get one person: the one who quotes it, the one who washes it, and the one who picks up when you call afterward. No dispatcher, no rotating crew, no subcontractor you've never met standing in your yard.
Straight answers
Not if it's done right. Siding gets a soft wash — under 500 PSI, roughly what a garden hose puts out. A detergent breaks down the algae and the water just rinses it away. The damage you've seen on other houses, that etched, chalky look, comes from someone putting a concrete-strength tip on vinyl.
Beds get soaked with plain water before I start and rinsed again after. Wet leaves don't absorb much, and the dilution afterward takes care of the rest. If you have anything you're precious about, point it out and I'll tarp it.
Algae — Gloeocapsa magma, if you want the name. It's extremely common on Charlotte roofs, it feeds on the limestone filler in asphalt shingles, and it spreads downward, which is why the streaks always run toward the gutter.
It has to be treated chemically and rinsed at low pressure. Anyone who offers to pressure wash your roof is offering to blast the granules off it and take years off its life.
Usually, yes. Clay and rust need an acidic treatment rather than raw pressure — pressure alone just burnishes the stain into the surface. Send a photo and I'll tell you honestly whether it'll come all the way out or just most of the way.
Just an outside spigot. I bring everything else. If your water pressure is unusually low I'll know within a minute of hooking up and we'll figure it out then.
No. It's all outside work. Plenty of people leave the spigot on and come home to a clean house. I'll text you photos when it's finished.
It depends on square footage and how bad it's gotten, so I'd rather quote yours than post a number that turns out to be wrong. Estimates are free and I don't usually need to visit — a photo and your street is enough. You'll get one flat price for the work described.
Once a year for most Charlotte homes. The humidity here regrows algae on north-facing walls faster than almost anywhere, and spring pollen coats everything flat. Concrete can stretch longer; roofs depend on tree cover.
